A Study On The Land Transfer Mode Of Urban Village Reconstruction

Due to the accelerated pace of urbanization,the direct cause of land use exacerbate tensions,land problems are becoming a major factor restricting China's economic and social development,the transformation process involving the interests of the problems related to the city to work smoothly,land use pattern change and enhance the villagers and the legitimate rights and interests can be a series of outstanding security problem.Aiming at the existing problems,Firstly,The research situation at home and abroad.This paper mainly analyzes the unreasonable system comprehensively,and points out that the current reconstruction of the village is too much government intervention mechanism leads to the villagers from the loss of sovereignty,especially the damage of current land system on the interests of the villagers,and caused extensive development and utilization of land;Secondly,The perspective from the land problem of urban village reconstruction,a detailed analysis of the nature,purpose and value of the village land has changed,the land problem of village should be taken seriously,and in-depth analysis of the causes of damage to the interests of landless villagers in the transformation process is the defect of system and benefit induction,which leads to the necessity of land reasonable transfer;Thirdly,The in-depth study of the existing typical land system,the results show that the existence of damage to the interests of farmers,based on the research above,this paper based on the present stage for the city to work the land transfer mode-"villager autonomy,group self made" by AHP model analysis to evaluate the model to improve the land the intensive use and optimize the allocation of the rationality and applicability in protecting the interests of the villagers;Lastly,For the analysis of the economic benefits of the new land transfer model,the paper uses game theory to analyze the behavior motives of the various stakeholders.Combined with the actual case,the paper proves that the "villager autonomy,group self made" land transfer mode is beneficial to the interests of villagers and its reasonable economy.
