Research On Real Estate Working Capital Management Based On Channel Management

Working capital management is the hub of daily financial management,only scientific and effective working capital management,in order to maintain the company’s business process of good cash flow,to avoid serious funding strand breaks,is conducive to the company’s healthy and sustainable development.Working capital management plays a very important role in the long-term development of the company.On the one hand,the company in order to achieve long-term healthy development requires stable funding as a guarantee;the other hand,the efficiency of working capital management on the company’s financial statements of the cost and profit also have an impact,which is directly related to the company’s operation and financial situation.Based on the channel management of the working capital management concept put forward,from a new perspective to interpret the working capital management,which will be the past management and the company’s basic process of organic integration,will be able to comprehensively improve the company’s working capital management capabilities.At present,the domestic real estate industry appears too much stock,too fast development,faced with cash flow and government macro-control double-sided pressure,the original working capital management has long been difficult to meet the current real estate development business management needs,once in a development Links management problems,will make the company working capital turnover into trouble,seriously affecting the normal production and management.Therefore,the channel management applied to the company’s financial management has a certain value of scientific research and the use of value.In this paper,take X real estate companies for an example,to achieve the channel management based on the working capital management in the real estate business applications.Firstly,it introduces the background and significance of the topic,the research status of the working capital management at home and abroad and the related theories and methods.Through the analysis of the current situation of the working capital management of X company,the feasibility and necessity of introducing the channel management concept are put forward.After the reclassification of working capital projects,the performance evaluation of working capital management based on channel management is carried out for X company,and the problems and causes of X company in the management process are further detected.,The use of channel relationship theory,channel factor theory and channel structure theory of the X company in the management of the existing problems put forward specific recommendations.Aimed at fundamentally improve the company’s working capital management level,to prevent the X company funds fracture phenomenon,to achieve sustainable development of the company and for the domestic real estate industry companies for a reference role.Through the study,this paper draws the following conclusions: First,X real estate company working capital management methods traditional conservative,in order to better achieve management goals,it is necessary to introduce channel management methods.Second,X company should increase the procurement channels and marketing channels working capital management efforts,and from the channel relationship,channel elements,channel structure analysis of working capital management problems and causes.Thirdly,according to the developed problems,give some countermeasures: the establishment of real estate channel relationship network,the establishment of the development of channel elements management mechanism and the establishment of real estate channel structure system.
