Research On The Performance Evaluation System Of CFLD Based On EVA

With the change of China's economic environment and the increasingly fierce market competition,a comprehensive and true evaluation of an enterprise's performance level is to improve business management and competitiveness of the effective way.However,under the development of the current market environment in China,the limitations of the performance evaluation system and method used by enterprises are becoming more and more prominent.The performance evaluation index of the enterprise mainly takes the accounting profit as the examination standard,and only the debt cost is deducted from the profit when calculating the evaluation index,and the influence of the cost of the equity capital on the performance evaluation is neglected,and only the profit in the enterprise financial statement is taken into account,did not consider how the performance evaluation indicators truly reflect the value created by the enterprise,it can not accurately reflect the real business situation.Therefore,the existing enterprise performance evaluation system will cause some enterprises because of excessive pursuit of profit maximization and blind expansion,but does not take into account the capital occupation led to the decline in capital utilization problems.In the 1980 s,the concept of economic value added in the United States provided a different perspective for enterprise performance evaluation.Its core concept was to measure the value created by a certain period of time.After the introduction of the theory of the country caused widespread concern,especially since the SASAC issued in the ‘central business executives operating performance assessment Interim Measures' put forward the economic value added indicators to the performance evaluation of the central enterprises since the performance evaluation system and methods in our country has been more widely concerned about and use,but also a lot of problems.In this paper,the real estate industry listed companies as the research object,first combing the domestic and foreign research on EVA performance evaluation,in the introduction of the relevant basic concepts and theories on the basis of CFLD performance evaluation system status and defects analysis,Secondly,according to the shortcomings of the above analysis and the characteristics of the real estate industry,the EVA performance evaluation system of the real estate industry listed company is constructed.Finally,according to the calculation results,the main conclusions of this paper are put forward,and the corresponding suggestions are put forward and the future research directions and contents are forecasted.The results are summarized in this paper.
