Research The Value Evaluation Of BGY Real Estate Enterprise Based On EVA

The real estate industry is an important pillar industry in China,but the macro-control of national policies and the gradual increase of financing threshold make the development environment of the real estate industry increasingly complex.BGY real estate enterprise,as the leading enterprise in the real estate industry,naturally attracts many people's attention.How to carry out scientific and reasonable management for enterprise managers and how to make rational investment for enterprise investors have become key issues.The solution of these two problems can be achieved through the scientific and reasonable value evaluation of BGY real estate enterprise.It can be seen from the literature at home and abroad that there are relatively few studies on the value evaluation of real estate enterprises in China.Therefore,according to the theory of value evaluation,combined with the specific situation and development trend of BGY real estate enterprise,this paper points out the advantages of EVA enterprise value evaluation method,and applies this method to BGY real estate enterprise value evaluation,and then analyzes the evaluation result.According to which,it puts forward the strategy of enterprise value promotion and provides suggestions for the application of EVA enterprise value evaluation method.The evaluation results under this method show that BGY real estate enterprise has good profitability and development ability,therefore investors can invest cautiously as required.In additon,according to this study,EVA enterprise value evaluation is more suitable for real estate enterprises.It fully considers the time value of money and the total cost of capital.The adjustment of accounting subjects also reduces the influence of accounting distortion,which can more truly reflect the enterprise value and its development ability.Finally,through this study,I hope to provide reference for the practical research of real estate enterprise value evaluation in China,so that it can be further developed in China.
