| In recent years,in order to seek the higher profit from the inflation of the price of land,the developer always keep the land undeveloped by leaving land unused or delay to develop and apply to adjust the project.This kind of economic phenomenon is quite common for China on the real estate market,but it leads to a large number of idle land,greatly reduce the Real Estate Company ’s operating efficiency,damage the normal development of the real estate market,and give the wrong impact of local economic sustainable development.At the same time,The supervision from the government for the idle land is more and more strict.The laws and regulations how to supervise the idle land were promulgated in succession.Effective supervision had been an essential measure to activate the idle land.It is like a timely rain.From the macroscopic view to study the above background,the Asia commercial development Co.,Ltd(“DCA”)was selected as a principal part to discuss.Its’ strategies for the development for idle land becomes key issues.This paper supply the feasible strategies based on the detailed analysis.The first of the paper explain the definition of idle land and the producing reason of idle land.Then expound the basis and theory to study the development for idle land in the third section,including the theory of the stakeholder and the project management,also the strategy management.The fourth section analyzes the development for idle land based on the four stakeholder interest,including the company itself and the supervisor,the consumer and the related personnel.In next section,the study target becomes the selected strategies to develop idle land,meanwhile replenishes the directory principle for selecting the strategies.At last,the sixth and seventh section introduces the planning strategies for the idle land from the viewpoint of the writer.In order to avoiding the new penalization from the government,even the idle land would be taken back.Combined with the latest laws and regulations and the state policies on idle land,and management requirements from the local government,from the stakeholder perspective,by introducing the current situation of the DCA and its idle land,The paper analyzes the idle land development of the DCA from all levels.and it meets the problem in the idle land development,put forward relevant solutions and formulate the relevant development strategies,including project planning,resource integration,financing and tax planning,public relations and legal risk prevention strategies.Finally,the implementation and guarantee measures of the relevant scheme are determined.It hopes to draw lessons from the strategies for DCA. |
