Research On Lang Use Change In The Development Process Of Urban New District

The urban new district is an important way to expand the urban development space and optimize the urban structure. However, because the part of new district development plan is divorced from reality, a large number of new urban district is built, land problems such as cultivated land excessive taking, extensive land-use and disordered expansion have occurred in the process of land development and construction. In order to ensure the healthy development of the urban new district, it is necessary to correctly understand the development relationship between the new district and the city and clear the driving factors of the development and construction of the new district. Therefore, it is of great significance to study the land use change in the development process of urban new district.Starting with the concepts, this paper analyzed the types, development process, land use characteristics and the land use change theories of urban new district. And taking ChanBa ecological zone as the research area, the study analyzed its change characteristics based on the methods of land use change range, the land use transfer matrix, the land use dynamic degree,the land use degree, structural state characteristic index and structure information entropy.Besides, qualitative and quantitative methods were used to obtain the principal component model of the study area, and described the driving effect of different factors on the land use change. Through the research, the main conclusions are as follows:(1) The driving factors of land use change in urban new district were analyzed theoretically. The driving forces influenced the land use change have the guiding force of policies related state and local government and the driving force of social factors, economic factors and environmental factors. The effects of various factors on the land use change in new urban district are different. Land use change is the result of the combined effects of these driving factors.(2) The area change of land use type, the speed, the degree of utilization, the structure characteristics and the information entropy of land use change were analyzed from 1990-2015 in ChanBa. The results showed that different land use types have changed in varying degrees,of which cultivated land and construction land area changed significantly, the construction land area increased by 26.38km2 and cultivated land area reduced by 34.23km2 in 25 years,and the area of water, forest and grassland changed little. The comprehensive index of land use degree was on the rise, the comprehensive index of land use was 305.38 in 2015, the land use degree was high, and the land use was in the developing period; Land reclamation index decreased, development index rose. The complexity and diversity of land use structure increased, and the homogeneity of land use types is enhanced.(3) The driving factors of land use change in the study area were analyzed by qualitative and quantitative methods. By constructing the mathematical model of principal component analysis, carry on the correlation and principal component analysis of the nine social,economic, industrial structure index selected. A principal component was selected to get the principal component model. The scores of comprehensive driving factors of land use change by model calculation were increased year by year, which showed that the driving force was gradually enhanced. At the same time, the social economic factors and the natural environment,local policies and regulations that cannot quantify are discussed from the qualitative point of view, which clarifies the driving mechanism of land use change.(4) According to the current situation and existing problems in the construction of urban new district in China, this paper put forward the corresponding strategies and suggestions from the aspects of management,project implementation and environmental construction.The research results can provide reference for the development and construction of the same type of new urban district, and contribute to the relevant planning departments to improve scientific land use planning, so as to promote the sustainable development of urban new district.
