In recent years, under the influence of the increasing macroeconomic pressure and the falling of investment growth in fixed asset, the overall running situation of the real estate market in Dalian is poor. Meanwhile, the price of construction materials fluctuates greatly, the energy supply is tight and the market demand increases; the effective supply of construction labor market is insufficient and the labor cost increases year by year; with the tax system reform, the construction enterprise tax rate increases, the enterprise tax burden increases, many reasons increase the operating risk of real estate company, as a result, the capital chain risk of real estate company has attracted more and more attention of the real estate industry and the financial industry. This paper summarizes the causes of the capital chain risk of the real estate enterprises through the study of the common problems of the capital chain risks, the characteristics of the real estate enterprises and the current real estate market situation. Through the statistical analysis method, the author evaluates the probability of real estate enterprise chain risk.In this paper, the domestic and foreign research on the capital chain management of real estate enterprises is reviewed, and the detailed discussion and research on capital chain management, enterprise capital chain risk management and real estate enterprise capital chain management are made.Based on the basic theory of real estate and the characteristics of real estate enterprises, this paper analyzes the main causes of capital chain risk in the process of Dalian real estate enterprises operation, and selects the reasonable risk factor according to the cause of risk. The risk probability of each risk evaluation index may be calculated by using statistical analysis method, and the risk index will be empowered by the variation coefficient method.Finally, this paper takes Dalian A real estate enterprise as an example, analyzes the operation and fund management of the enterprise in the year of 2014 and 2015, and evaluates the probability of capital chain risk of the enterprise according to the method described in this paper, so as to identify the funding chain problems that may arise. It is proved that the method adopted in this paper has a certain feasibility, which makes a useful attempt for Dalian real estate enterprise capital chain risk management.
