Evaluation Study On The Effectiveness Of The Internal Control Of Real Estate Enterprises Based On Grey Fuzzy Comprehensive Evaluation Method

The real estate industry is a pillar industry and plays an important role in the economic industry.However,real estate enterprises are largely affected by policy control.The changeable internal and external market environment determines the high risk of real estate enterprises.Perfect real estate enterprise internal control system and effective operation of the real estate enterprise internal control system,can guarantee the enterprise safe to operate their own activities,to meet the rapid development of enterprises and to deal with internal and external environment of the adverse change.Therefore,it is of great importance to evaluate the internal control of real estate enterprises.This paper analyzes the development of domestic real estate enterprises and their future development goals.This paper analyzes the meaning of internal control and expounds the necessity of internal control.In this context,the factors influencing the internal control of real estate are analyzed,and the evaluation index system of the internal control of real estate enterprises is constructed.Use the mathematical methods such as factor analysis and Grey correlation degree,determine the weight of each of the internal control evaluation index,the Grey system theory is used to determine the coefficient of Grey and evaluation matrix,combined with the fuzzy comprehensive evaluation,Grey fuzzy comprehensive evaluation model is established.This article adopts the method of case study,in order to real estate enterprises as the research object,A company deep in combination with the concept of internal control,analyzing the characteristics of the real estate enterprises,the internal control evaluation study of A real estate company.From perfecting the internal control evaluation index system,establishment of internal financial early warning mechanism,reasonably adjust development strategy and establish internal flow of information from four aspects,such as communication channel is proposed to improve the effect of the real estate enterprise internal control implementation of measures and suggestions.
