With the contradiction of acceleration of urbanization process,destroy of environment,using of resources and economic development,our country's labour price has been getting higher and higher because of the demographic dividend's disappearing.And this lead to the construction cost has become increasingly high and restricted the development of the real estate industry.In order to solve this problem,prefabricated building has come up which is the direction of real estate development.However,many real estate company are doubt with the prefabricated building,so the speed of transaction has been reduced.Because the real estate company cares about the cost of building,how much money does the prefabricated building need is the significant point to the real estate company.With the promotion of prefabricated building,although lots of research about the cost has been done,few people has really study the prefabricated building's cost at the real estate company's point of view.This paper has study the problem deeply.First,this paper analyzed the cost and profit's variation according to the prefabricated building's construction process,and has pointed out the concluding of the building incremental cost and incremental benefits,getting out how to calculate the incremental cost and incremental benefits as well.This paper has brought in a new way to evaluate the cost effective of prefabricated building—using value coefficient.It can give the decision basis for real estate company directly.Then this paper has used value coefficient to do the sensitive analysis in order to find the key factor which made influence on cost effective.And through this to help the real estate company to choose appropriate way to get the biggest return.Finally,this paper used a real project to demonstrate the study way.Through the research,the real estate company will get briefly way to make appropriate decision and can help them to acknowledge the key point of constructing a prefabricated building.This can help the real estate company to get the largest return and is benefit to make the real estate industry to do the transaction and improvement to make the prefabricated building get a new development.
