Over the past two decades,the real estate market in Shanxi Province has beendeveloping rapidly,but the commodity housing price in different types of cities are significantly different,which is closely related to the rapid development of urbanization.Therefore,it is necessary to analyze the commodity housing price variation in Shanxi Province based on the perspective of urbanization.By correctly analyzing the impact of urbanization on the commodity housing price,classifying different regions in Shanxi Province to judge the coordination between commodity house price and urbanization,which has a great practical significance to promote the healthy development of housing market.Taking 11 prefecture-level cities and 56 counties in Shanxi Province as example,this paper selected standard deviation,coefficient of variation and differentiation index to evaluate the variation of their housing price.By using panel data regression model analyzed the relationship between commodity housing prices and population,economic and spatial urbanization,which based on the data of 11 prefecture-level cities in Shanxi Province from 2006 to 2014,the study showed that the urban population and the per capita disposable income of urban residents are the most significant factors of the housing price variation.In order to analyze the coordination between commodity housing prices and urbanization in various regions,the clustering analysis method is used to classify the commodity housing price and the multi-index including price and urbanization.Comparing the results of two kinds of clustering,it is concluded that at the prefecture-level cities,the coordination of Taiyuan,Datong,Yangquan,Changzhi,Yuncheng and Xinzhou are better than Jincheng,Jinzhong,Lvliang,whose commodity housing prices are high,and Linfen,Shuozhou,whose housing prices are low;at the county level,the uncoordinated phenomenon is more serious,for example,the county of Jincheng,Changzhi,Datong are generally high,the county of Yuncheng are generally low.The variation of commodity housing price in Shanxi Province reflects the regional difference of the housing market,which determines the regulation of the housing market should be according to local conditions,that is,using different regulatory strategies to different regions.Therefore,this article according to the regulation of "classificationcontrol + focus + multi-level monitoring",and put forward that the coordinate towns should control the structure of the land,use different regulatory strategies to different counties,strengthen the construction of the Taiyuan Metropolitan Area,rely on industrial agglomeration to develop economic;the regions whose housing price are high should expand the city built-up area,strengthen the construction of infrastructure construction,construct the characteristic towns;the regions whose housing price are low should increase the shantytowns reform using monetized resettlement,use the central city Driven strategy.This study argues that the variation of commodity housing price at the county level is more prominent,especially in some special counties.Therefore,in order to reflect comprehensively the situation of housing market in Shanxi province,the thesis takes into account the municipal level and the county level,and study them respectively. |
