The price of commercial housing is very closely related to people’s lives.To a certain extent,the steady increase in the price of commercial housing will have a positive impact on the social economy.However,with the influx of a large number of rural populations into cities and towns,more and more people have a demand to buy a house,so that the price of commercial housing rises faster than the growth rate of people’s living income,resulting in a real demand for commercial housing of residents cannot afford to buy a house.In order to effectively control the problems caused by the high prices of commercial housing,it is necessary to find out the important reasons behind the prices of commercial housing,so as to achieve a stable and healthy development of the commercial housing market.The new urbanization is one of the important factors affecting the price of commercial housing.Anhui Province,one of the six central provinces,has obvious geographical advantages,and the continuous advancement of new urbanization will promote the development of the commercial housing market.Therefore,studying the impact of Anhui’s new urbanization on commodity housing prices is a question worthy of study.This article selects the factor of new urbanization to study the price of commercial housing.From the quantitative research,many scholars pay more attention to the impact of individual urbanization on the price of commercial housing.This article comprehensively analyzes the impact of new urbanization levels on commodity housing prices.From a research perspective,most scholars have studied the relationship between the new urbanization and the interactive development of real estate,but only the level of new urbanization has little impact on the price fluctuation of commercial housing.In view of this,first of alll,it combs the measurement of new urbanization,covering different dimensions such as population,industry,space,and society.Analyze separately from the connotation of new urbanization and commodity housing prices.Second,a theoretical analysis of the impact of new urbanization on commodity housing prices.Then,select the composite new indicators of new urbanization,and based on the panel data model,use the panel data of 16 prefecture-level cities in Anhui Province from 2012 to 2017,and use Anhui Province,southern Anhui,central Anhui and Anhui Empirical analysis of data related to new urbanization and commercial housing in various regions of the northern region,including model selection and hausman test,heteroscedasticity,and related tests,and regression analysis after model modification to obtain specifics of new urbanization indicators on commodity housing prices influences.Finally,sort out the path of new urbanization affecting the price of commercial housing in Anhui Province,and put forward corresponding policy recommendations.The results show that: on the whole,the improvement of all kinds of new urbanization level has played a role in promoting the rise of the overall price level of commercial housing,and the main role is population urbanization rate and industrial urbanization level.The reason for this rate is that the acceleration of the non-ruralization of the province ’s population and the continuous deepening of economic reforms have led to an increase in the overall demand for commercial housing in cities across the province,which has led to higher prices for commercial housing.From a regional point of view,the infrastructure construction and land utilization in the central Anhui area have become more and more perfect,and the rise in commodity housing prices is mainly driven by the growth of foreign population and the improvement of regional industrial levels.Due to its large population,slow development and small economic aggregate,the northern Anhui region has affected the local economic development level.The fluctuations in commodity housing prices are not sensitive to the increase in the level of new urbanization,and this region needs more industrial economic policies and investment to support it.The natural environment and geographical conditions in southern Anhui are relatively good.The spatial urbanization rate and lifestyle urbanization level have the highest promotion effect on the price of commercial housing. |
