Research On The Factors Affecting The Separation Of Job-housing In New Towns From The Perspective Of Service Agglomeration

In the context of rapid industrialization and urbanization,Chinese cities are experiencing an unprecedented process of reconstruction and spatial structure evolution.Although the city's economy and society have developed rapidly,a series of problems come up,such as traffic congestion,air quality and so on,which caused widespread concern between the relevant government departments and academia.After the reform and opening up,in order to attract foreign investment and stimulate the development of the domestic industrial economy,the development zone model gradually prevails in the whole country.Over the past thirty years,the development of China's development zones has gone from less to more in number,from simple to complex in the structure,and gradually transforming from a single-function industrial park to some large development zones even new city.Specific performances are as follows: the expansion of landscale,population growth,increased proportion of the tertiary industry and so on.However,the development zone has always regarded the development of industrial parks as a priority model of development in the industrial economy.In the rapid development of population employment conditions,Industrial development imbalance and the lack of public services and other issues began to plague the sustainable development of large-scale development zone,The contradiction between residents' occupations is intensified.Xia-sha Metro is one of them.In response to this problem,the party's 18 th session of the Third Plenary Session clearly pointed out: "adhere to medium and small cities and towns coordinated development ".On the one hand,the core of urbanization is human urbanization,it is not only a matter of staying in the development of industry or the fuss on the economic increment;On the other hand,only with the continuous improvement of the basic functions of the city to coordinate the development of urban and industry can city play the largest function.First of all,on the basis of combing the related concepts such as the separation of city and town,the separation of job-housing and balance of job-housing,this paper summarizes the domestic and foreign research results on the development of the new town,the separation of occupations and occupations and the balance of occupations and occupations in the background of industrial differentiation and service industry agglomeration,this paper puts forward three hypotheses.Secondly,based on the data obtained from field survey and questionnaires,this paper analyzes the individual characteristics,housing,occupation income and transportation of residents and workers in Xia-sha New Town,and it finds out the basic status quo of new town residents' occupations.The separation of duties within the new city is more serious,different groups differs due to the differences in industries;Thirdly,by analyzingthe industrial factors,individual socio-economic factors multiple regression and the logit regression of services within the industry,the paper explores the internal relations between the various factors;Finally,on the basis of the conclusion,this paper puts forward policy suggestions from optimizing industrial structure,perfecting urban function and improving the quality of urban living,so as to provide reference for the transformation and development of Xia-sha New City and similar domestic development zones.
