| With the continuous progress of economic development,population growth and urbanization,land supply and demand is becoming increasingly prominent.The increasing demand of land for construction has forced many cities continue using pie-made model.They do not try to find out ways to improve the efficiency of the urban land use,but keen to occupy arable land around the city as the primary means of increasing urban construction land.Therefore,as we pursuit the economic benefits of urban development,we should change the extensive development mode,and promote the development of the city by tapping the potential direction of extension and expansion to the connotation,which is the solution to China’s current urbanization process of building the demand for land and land supply problem of insufficient basic way.The establishment of evaluation system of land intensive use level is conducive In terms of understanding-urban land intensive use,easing urban construction land supply and demand,prompting the city to embark on the basis and prerequisite of intensive road.However,China’s urban land intensive use is still in the preliminary stage of development and so far there is not a standard evaluation method available.The existing index system was established simply from the land of input and output of the economic point of departure.Lacking the multi-disciplinary study of urban land intensive use content systemic,which is divorced from the particular factors of a certain area and could affect the application of study result.Therefore,working out a set of reasonable and complete operational land intensive use level evaluation system,has a significance both in theory and practice.In this paper,the research subject is Chongqing hilly area of urban land and the theoretical basis includes but not limited to the government rent premium theory,location theory,the principle of land returns,urban land use interactive theory,sustainable development theory.I will give a full analysis of the connotation of the intensive use of land,the driving force system intensive use evaluation,combined with the hilly area in Chongqing city characteristics by using a multidisciplinary collaborative research,the use of multi-factor analysis of urban land intensive use dual analysis of qualitative and quantitative,to build a complete,suitable for mountain city the intensive use of land evaluation system.Empirical analysis will eventually goes to Nan’an Chayuan New City.I will also give some suggestions on how to improve the intensive use of land.The whole study can be divided into six parts,with the theme of Nan’an case study and the fourth and fifth part being the main parts.The first part of this research will give a literature review covering the intensive use of land.In the second part,the research background and significance,the topics of the objectives,content and technology roadmap is described.The third part of the land intensive utilization evaluation theory and methods comments pointed out the advantages and disadvantages of the current land use evaluation methods.The fourth part of the mountain city development zone land intensive use evaluation index system build,including land use characteristics of the mountain city,land intensive use evaluation content and evaluation system design.The fifth part will show us mountain city land intensive utilization evaluation case studies,including an overview of the case study and intensive land use evaluation model,the contents of the case land intensive use evaluation process.The sixth part is the conclusion of the full text and the introduction of relevant policies revelation.Through detailed analysis,we will draw the following conclusions:1.Commentary on land intensive use evaluation theory and method that carry out mountain urban land intensive use of land evaluation,quantitative research and qualitative research phase into account to ensure that the evaluation of the scientific method to ensure;land use macro and micro factors combined to ensure that the evaluation index comprehensive assurance;in addition,the reference data of the evaluation should also meet certain regional development phase characteristics.Combining these factors,in the mountain city land intensive utilization degree evaluation index system,the pros and cons of the mountain land use status,the mountainous land-effectiveness and mountain land management performance is proportional;various sub-goals,including mountain land use degree,mountain land structural condition of mountain land use intensity,land for industry input/output efficiency,mountain land use regulatory performance,mountainous land supply,the degree of market-oriented.The larger the weight value of its various sub-goals to achieve,the intensive use of land on behalf of the study area benefit better.2.Chayuan New City Land Use Intensity score calculation model for the calculus,we can draw the regional land use intensity score of 90.88,its status of land use,land use efficiency,land management performance calculus are 94,88 and 88.Due the mountain city development zone land use score is generally in the range of 0 to 100,we can determine the Chayuan New City intensive utilization of the overall situation is better.From the each target layer view,the Chayuan New City status of land use to enhance space than the latter two.Chayuan New City combination of mountainous terrain characteristics required at a later stage,the input-output of the consolidated balance land development efforts,to make the overall layout strategy,so as to promote balanced regional development,to safeguard the unity of the economic,social and ecological benefits. |
