Competency is an important factor to evaluate the ability of the staff,the important goal of enterprise human resource management is to continuously improve the quality of the staff,to ensure that it can be competent for the job.In the fierce market competition,enterprises have to set up a perfect evaluation system of employee competence,in order to correctly assess the competency of employees.In this paper,combined with the current academic circles on the competency model of,the comprehensive utilization of literature analysis method,questionnaire survey method,case interview method,comparative analysis method and other research methods,to the CRC home to Shimei Bay Company as a case analysis object,the sales staff competency model building,and to test the applicability of the model.This paper is divided into six parts,the first part is the introduction,which mainly introduces the research background,research significance,domestic and international research status,research methods,research contents and research innovation.The second part is about the content and process of competency model,based on the current domestic and foreign research results,the content of the competency model is analyzed,and the construction method and process of competency model are extracted.The third part is the background of the study,the main analysis of the status of Huarun Shi Mei Bay Company,its development background,sales status and marketing organization structure is analyzed.The fourth part is about the establishment of competency model of the company's sales staff in the Shi Mei Bay,and points out the specific ideas,the construction process and the determination method of the weight of the competency model,and the final model of the model.The fifth part is the validity test and application of the competency model,and put forward the effective test method of the competency model of the sales staff of the Huarun Shi Mei Bay,and the specific path of the application of the human resource management.The sixth part is the conclusion,the research of the full text is summarized.Through this research,this paper believes that in the real estate enterprise sales staff competency,professional quality,work ability,personality characteristics,social ability,special quality is the most important factor of five dimensions,these five factors,including professional knowledge,business skills,adaptability,self-confidence,market analysis,work seriously,influence,achievement oriented,and other 23 elements.Through the comparison and analysis of the effectiveness and the results of the performance evaluation,the paper proves that the competency model constructed by this paper can truly reflect the real estate enterprise sales staff competency status.
