Study On The Replacement Of Rural Residential Land In The Town Of Dujiangyan City

In recent years, Chengdu City, the overall urban and rural comprehensive reform pilot work in an orderly way, the reform of rural property rights system and rural collective construction land comprehensive renovation project is also fully spread. The key projects of rural residential land transfer and urban development, regional infrastructure projects, and the role of new rural construction, form a good pattern of complementary resources, industry interaction, development and mutual benefit, the transfer of rural residential land use right transfer, the transfer of rural residential land use right transfer. In the reform process of Dujiangyan Yu Tang Zhen was listed as typical reform, by the end of 2014, the town to town to purchase housing, the purchase of commercial housing, land acquisition, demolition resettlement housing distribution and to farmers concentrated residential households accounted for more than 85% of the total number of households in the town and rural urbanization rate increased to 73%, ranking the forefront of the city. Rural residential land is changes, circulation, greatly improving the farmers' living conditions, improve the quality of life, increase the venture capital and employment opportunities, enhance the rural economic and social development of its own power and vitality.In this paper, the research on the rural residential land transfer situation in the town of jade hall is investigated. Based on this, the paper analyzes the problems and causes of rural residential land transfer, and puts forward suggestions to improve the rural residential land transfer system.This paper is divided into five parts:the first part is the introduction; the second part mainly introduces the theoretical basis of residential land transfer; the third part is the analysis of rural residential land circulation in Dujiangyan City, the fourth part puts forward the existing problems and the analysis of the rural residential land. The fifth part puts forward countermeasures and suggestions for improving the rural residential land transfer.Dujiangyan City Hall of the village is a microcosm of the whole country, this paper mainly for the village in the homestead transfer process to sum up the experience and the existing problems, hoping to be a case study of the village, for the exploration of our province and even the whole country to play a certain role in the transfer.
