Research On The Comprehensive Evaluation Of Green Building Operations Management

For the development of green building, there is a serious phenomenon that attaches great importance to the building but despise management in the domestic construction industry, most of the parties only concerned with the application of green building design and construction process of new green technologies, Few people concerned whether the practical benefits of green building meets the needs of users after the they are completed and put into use,whether the effectiveness of the operational phase has reached the target of original design. Operation Management phase of the construction is to implement green technology, access to environmental, economic, social and cultural benefits of the stage, establish a scientific and effective operation evaluation system of green building operational management would be beneficial to implement and realize the goals of sustainable development.Firstly this Paper made an analysis of the concept of green building operation management and the major stakeholders, Then made a comparison of the advanced green building rating system related to operation management for domestic and foreign, Based on the above analysis and comparison.From the basic system of green management, this paper expanded in-depth study from six aspects include conservation and utilization of resources, environmental construction and protection, the application of intelligent systems, economic benefits, social and cultural benefits, construct the evaluation index system of green building operation and management and determined the evaluation criteria of each indicator. Interval analytic hierarchy process(IAHP) is used to determine the index weight, and improve the accuracy of the weight. According to the characteristics of the grey green building operation management, the use of grey Euclid correlation model to carry on the comprehensive evaluation can eliminates the phenomenon of influence brought about by the weighted average method in the past on the final evaluation result, established the comprehensive evaluation model of green building operation management.Finally give an example that a public building of Beijing which won operations logo two-star, the grey Euclid correlation model for comprehensive evaluation of the building operations management performance was used in this paper, to verify the application of this green Comprehensive Evaluation System.
