After over 30 years' development,Chinese property management industry have undergone substantial changes in both the scale and management pattern;however a large gap remains as compared with property management in Western countries,which have been developing property management for nearly a century.Currently Chinese property management industry is faced with a range of problems,such as drastically increasing rigid cost,narrowing benefit margin,low management quality,and limited service patterns,which have led to low added value and technical level,rendering some Chinese property management enterprises in a marginally profiting state or even in deficit.To overcome these difficulties,a property management enterprise must shift the current development pattern towards both horizontal and vertical extension to support diversified development of property management.Starting by introducing the common problems remaining in the property management industry and taking FH property management company as an example,this paper addresses the issues such as motivations and pathways for a diversified development strategy under the current economic conditions,and the selection strategy and supporting measures for such a strategy.It also probes into the domestic and foreign theories on diversified development strategy and,taking into account the industrial characteristics of property service providers,applies these theories in justifying the necessity of diversified development for FH company.The motivations and pathways for diversified development strategy for FH company are clarified by analyzing the macroeconomic environment,industrial environment and the company's internal environment.On this basis,the organizational structure,human resource status,operating status and financial status,etc.,of FH company are investigated,in an attempt to determine the selection strategy and supporting measures for its diversified development strategy.By investigating the diversified development strategy for FH company,it is concluded that in the face of varying external environment and internal resource allocation,a enterprise should adjust its development strategy when appropriate,taking full advantage of the opportunities provided by the external environment and internal resources,so as to resist market risk and promote healthy development of the enterprise.
