After 40 years of reform and opening-up,China has witnessed rapid economic development and improvement of people's living standards.Today,with the urbanization rate reaching 55%,the expectations of urban residents for community life have already surpassed the traditional "four guarantees" basic services of property management enterprises.Objectively,property management industry is required to transform and develop from "material management" to "service for people",and to provide rich and colorful elements of community life that keep pace with the times.And,the customers of commercial parks prefer property management enterprises to fulfill the functions and roles of "public housekeeper",to preserve and increase the value of their business activities and the image of the park,and to promote their economic benefits.The expectations and satisfaction of owners and customers from these two aspects objectively require and urge property companies to think and try various business operations.This is the external pressure of the property management industry to keep pace with the times,of course,it is also the driving force.Most of the well-known property management companies are traditional property management enterprises,whose single property management fee as the main(or even the only)business income source has supported the property management industry for nearly40 years.As a labor-intensive enterprise,with the gradual disappearance of the demographic dividend and the rigid rise of labor costs,the property management fee standard is also too rigid to shake,leading to the majority of property management enterprises to face the pressure of loss.Starting from the research ideas and theoretical methods,this paper first gives a comprehensive overview of the implications of property and property management,strategic management and diversified business.Secondly,taking the real estate value chain as the business source,it discusses the internal and external environment,business status and problems in the process of diversified business practice of China Merchants Property Management Co.,Ltd.(hereinafter referred to as "CMPMC").This paper makes a detailed analysis of the causes,including the use of basic resourceanalysis theory,enterprise organizational capability theory,value chain analysis concept and internal reference materials for investment promotion property;furthermore,it gradually analyses and discusses the optimization ideas and objectives,key and difficult points,upgrading schemes and contents,implementation safeguards and measures of diversification business;finally,it summarizes diversification that conclusion and experience of business practice are insufficient,and the future impact of diversified business on the development strategy of CMPM is prospected.As an important part of modern service industry,the property management industry itself will inevitably innovate and enrich the original business content,operation mode,management means and service quality with the rapid development of modern social economy.Diversified business development strategy research not only has practical guiding significance for China Merchants Property Management Co.Ltd,but also has universal value for property management industry to carry out diversified business development,and increase operating income and enhance the viability of enterprises.
