Research On Design Of Shared-property Housing System In Jilin Province

With the accelerated process of China's new urbanization,more and more foreign workers and urban low income groups began to appear,the demand of people for housing become stronger and stronger.In order to solve the housing problems of low-income families in cities and towns,the government has actively developed affordable housing.In recent years,the development of affordable housing in China has made some achievements,but there are many problems.As an innovative form of affordable housing in our country,the shared-property housing has achieved good results since 2007.The sharedproperty housing system was first implemented in 2008 for the affordable housing,but the development scale is small,the time of duration is short.The shared-property system in Jilin Province is mainly for low rent housing,but due to the single housing types and the design of specific operating system that lack of scientific and reasonable standards and methods,the shared-property housing system is not perfect.Therefore,it is of great significance to design a set of scientific and reasonable housing system for Jilin Province.The paper choose the shared-property housing system in Jilin Province as the object of study,with the method of literature research,policy analysis,comparative analysis,questionnaire survey,cross discipline research,SWOT analysis,quantitative analysis,upon the foundation of property rights theory,behavior science theory,efficiency and equity theory and a total of sharedproperty housing system of domestic and foreign literature review,through using questionnaire analysis,put forward a total of problems of shared-property housing system in Jilin Province and necessary to design the shared-property housing system.On this basis,through the comparative analysis of design experience in the world,obtain important inspiration on shared-property housing system.In the process of putting forward the system design ideas,through the establishment of model,pointing out the explicit algorithm and formulas that targeted at the the determination of low-income line,the choices of preferential period that getting full ownership of the house and the method of listed income distribution which are difficulties in the design of shared-property housing,and lead the proportion of property rights,then provide reference for the design of sharedproperty housing system in Jilin Province.
