With the end of the era of welfare housing and housing reform, thecontradiction between high housing prices and low-income becomes moreand more evident nowadays. Thus the ordinary people, especially low-income groups, have further slipped from the goal of getting "HomeOwnership ". In our country’s inefficient housing security system, cleardefinition of the affordable housing property rights will help to solve thesocial problems of this livelihood areas to protect citizens’ right to housing.The shared equity ownership of the social housing will be introducedto China in affordable housing system so as to constitute a majorinnovation--property right for both rental and sale, which has changed theoriginal situation. The government is no longer the unique subject in theconstruction of affordable housing. But it also limits the total interests ofthe co-owners when they dispose their real estate. This article aims todiscuss the property-sharing mechanisms, and the starting point is how doresidents obtain affordable housing.This article’s body consists of five parts,the researches are as follows:Chapter one explores the meaning and reality function of sharedequity ownership in affordable housing, and put forward the idea ofestablishing this system in our country. Moreover, its application beconcerned in the form of diversification analysis outlook. Chapter two,"The legal analysis of shared equity ownership", definesthe specific meaning of shared ownership housing, and describes its legalcharacteristics of covering protection of the low-income population.Chapter three," the overview of shared equity ownership mechanismin the Social Housing systems", introduces the general overview of thedevelopment of the sharing mechanism of property rights in the UnitedKingdom and the United States to explain its specific practices.Chapter four,"the application feasibility of shared equity ownership inChina’s social housing construction", further demonstrates the feasibility ofconstruction of affordable housing construction in our country, byintroducing sharing mechanism of property rights in detail.Chapter five,"Further Suggestions for perfecting China’s sharedequity ownership system in public housing ", sums up the advancedexperience of the UK’s and USA’s mechanism, and provides instructive andcomprehensive suggestions on improving China’s housing security system.
