In the 19 th National Congress of the Communist Party of China,President Xi Jinping proposed to insist that the house is used for living,not for investment.He clarifies the positioning,system and goals of the house.It has also accelerated the construction of the shared property housing in Beijing.The research on the value of the shared property housing using the improved market approach is less involved because the shared property housing is a new term.It is the significance of this study.This thesis uses fuzzy comprehensive evaluation method to select comparable cases of shared property housing to be assessed,which makes up for the defect of the subjectivity of the evaluation personnel.The analytic hierarchy process is used to correct the valuation of the traditional market approach,which can make up for the shortcomings of the value impact factor.This paper proposes two special influencing factors affecting shared property housing.There are related special policy factors and related planning factors,which make up for the defects of traditional housing assessment influencing factors that cannot cover the shared property housing.Shared property housing has its special influencing factors and applies it to two models.This is an innovation point of this paper.The conclusions of this paper are mainly: through the fuzzy comprehensive evaluation method,the analytic hierarchy process and the research on the influencing factors of the shared property housing,a valuation process that effectively compensates for the defects of the traditional market approach method is obtained,which is shared by the project of Yichengyijing of Daxing District,Beijing.It is able to calculate a more accurate market value. |
