In this paper,it takes Changzhou housing stock trading online management as the research project,studies the various laws and regulations to promote the sustainable development of the real estate market promulgated by the State Council,the Ministry of Housing and Urban and Changzhou Municipal Government departments,researches the same type of housing management platform in other cities,so as to build a housing stock trading online management system which is suitable for Changzhou,in order to effectively regulate the stock room transactions and real estate brokerage behavior,and promote the healthy development of the stock house market and the real estate brokerage industry,timely provide accurate and comprehensive grasp of stock supply and demand and transactions information for users,and establish and improve the real estate market information system and early warning forecast system,while improving the level of office automation and pushing forward the paperless administration.The Changzhou housing stock trading online management system will be mainly used by the real estate administration departments,brokerage agencies and brokers.For the convenience of system maintenance and using,the browser/server mode(ie: B/S structure)is used to develop the system,in this way,users can simply log on the system through a browser without installing the client.In this paper,the research on the housing management system at home and abroad has been investigated,and then the research and summary for the daily work of Changzhou City Real Estate Management Bureau also have been done.Based on the detailed analysis of the demand of management system,this paper designs the specific functions of housing stock trading online management system,and finally implements them by using related technology.This system is a Windows-based operating system implementation.The html,css styles,javascripts and other web development technologies are uesed for web pages,to provide users with friendly interfaces.the C # programming language and the.NET platform are used to process data,which can efficiently implement MVC(model-view-controller)design pattern.SQL Server database is used for data storage,to ensure the integrity and security of data.The Changzhou housing stock trading online management system includes three major functional modules,which are the industry management,transaction management,and statistics inquiry.Based on the three major business segments,a large number of test cases designed to detect the practicality,security,integrity and scalability of the system.The test results show that the system meets the expected design goals.Changzhou housing stock trading online management system has been deployed to be used in activity,it can provide a unified business standards,operational processes and contract style for recording the transaction process;clearly distinguish the roles,rights and obligations in recording process to regulate the stock house transactions;provide online record,qualification,annual inspection and other operations about the brokerage agencies and brokers to increase supervision and efficiency;share information with the existing real estate comprehensive system to ensure housing stock trading safe and reliable;while providing hand in hand operation to facilitate the buyers and sellers directly to housing transactions.In summary,the design and implementation of the system have fully accounted into the existing conditions and requirements,the application and development of future technologies,and information sharing of business data,the investigation between all business.The system can help the healthy and orderly development of the city's real estate market and provide reliable reference information for the city's real estate decisions.
