This study adopts literature analysis and questionnaire survey method,combined with stratified sampling and cluster sampling method to extract 350 sales staff of a Real Estate Company in Zhengzhou as the research object,using the Competency Scale,the Simple Coping Style Scale and the Maslach Burnout Inventory to obtain the impacts of demographic variables to the three variables and explore the relationships between the three variables.The results are as follows:(1)The sales staff competency there was no significant difference in gender and education factors;there are significant differences in marital status,age and work experience;coping styles have no significant difference in gender and age of the work;in education,marital status and age have significant difference;there was no significant difference in gender and age factors on occupation burnout;there were significant differences in the degree of working age and marital status.(2)There is a significant negative correlation between the competency of sales staff and job burnout,that is,the higher the sales staff's competency,the lower the job burnout,and the significant negative to predict job burnout.(3)The positive coping style of sales staff and occupation burnout were significantly negatively correlated with negative coping style was positively correlated with occupation burnout,namely the sales staff of positive coping style is higher,the lower the occupation burnout,negative coping style is higher,the higher occupation burnout;positive coping negatively predict occupation burnout negative coping style,positive predict occupation burnout.(4)There was a significant positive correlation of competency of sales personnel with positive coping style,there is a significant negative correlation with negative coping style,the sales staff competency is higher,the more positive coping style,competency is low,the negative should be more.(5)The sales staff's competency and coping style to predict their job burnout,the higher the competency,the more positive coping style,the less negative coping style,the lower the job burnout.
