The next decade of the real estate industry in China must be the survival of the strong,the decade of the weak.This decade,real estate will enter the silver age from the golden age before it.In the past,irrational investment overheated in a certain extent amplifies the effect of the brand,and consumers will look more at the value of the brand value of major enterprises.However,as the bubble continues to burst and consumption returns to a reasonable level,small real estate enterprises will eventually exit the stage of history.So,in a big enterprise with the fierce competition environment,consumer concerns will be gradually turned to the product itself,the quality of the products is bound to become an important competitive conditions enterprise living,stand out.Therefore,more and more real estate enterprises have begun to pay attention to quality problems,and quality management has gradually become an important research topic in the management of real estate projects.This paper firstly introduces the research background,the purpose and significance of the research,the present situation of domestic and overseas research,and the contents and methods of the research.To introduce Dalian TXJ project as an example,first of all,enterprise introduction,project general situation,engineering team and the present status of main construction team,the project is described,and then puts forward Dalian TXJ five main problems of the quality management of the project: 1,engineering quality can't reach the standard expected;2.Quality problems caused by design defects;3.The schedule and quality assurance cannot be taken into account;4.Inadequate on-site quality control;5.Responsible for the responsibility for rectification in the later period of maintenance.Then introducing the theory of total quality control(TQC),Juran trilogy,"six sigma" quality management,quality management,the theory of construction engineering construction quality control,and makes a deep analysis of the problem,summarize the cause of problem is: the quality management system is not sound,lack of standardization of design and the construction period arrangement is unreasonable,blindly pursue progress cannot give attention to both quality and engineer on-site control ability is low,the construction unit personnel quality consciousness is low.And put forward the optimization TXJ project quality management system,strictly control the design quality,to set up the standard time limit,the scientific arrangement of construction progress,total quality control,screening contractor implementation engineers,construction personnel quality consciousness gradually improve the solution of the five aspects.
