The Research On EPC-based Cost Contro Of The Prefabricated Building

The prefabricated building has changed the extensive development model of our country’s construction industry,improved the construction technique,and promoted the healthy and sustainable development of the construction industry.In recent years,the government has strongly promoted prefabricated buildings,set up pilot cities and industrial bases,and much policy released to encourage prefabricated building.However,there are many problems in prefabricated construction that lead to slow development,for example,the inefficient management pattern,the low concentration of industry,the higher cost compared with traditional methods.The traditional management pattern has restricted the development of prefabricated buildings,and the innovative project management pattern has become an urgent problem to be solved.The EPC model is an integrated management model for the engineering,procurement,and construction phases of the project.It can solve problems such as the low degree of integration of the prefabricated construction industry and incomplete management,contributing to effectively control project cost.Applying the EPC model to the prefabricated building is not only policy-oriented but also an inevitable trend of the construction industry.This paper combines EPC model with prefabricated buildings.In order to achieve their full potential,to reduce the cost of prefabricated construction,and to maximize economic efficiency,this paper has completed the following work.Firstly,the paper has summarized the research background and research significance,the research status of prefabricated buildings and EPC model at home and abroad,and has found out the weakness of current research.Secondly,this article has summarized the related concepts of prefabricated buildings and EPC model,and has analyzed their respective characteristics.By comparing the cost of prefabricated technique and cast-in-place technique,the reasons for the increase in cost have been summarized,and the advantages of using the EPC model in prefabricated construction have been proposed.Through the work breakdown method(WBS),a cost control system for a prefabricated building based on the EPC model has been established.Thirdly,according to the work content of prefabricated buildings based on EPC in the early stage,design phase,procurement phase,production and transportation phase,and in the construction and installation phase,this paper has analyzed the factors that affect the cost.Control measures have been proposed based on the cost control theory of value engineering,quota design,supplier managemen.Finally,combined with the actual case,the advantages of applying the EPC model in prefabricated buildings and the operability and effects of the cost control measures proposed in this paper have been verified.
