Study On Coordinated Management In Landscape Architecture Design And Construction Of Real Estates Based On The Owner

In the late decades,the real estate industry of China has come to a rapid development period.Many excellent cases of residential landscape architecture spring up all over the country.In these cases,l.a.has already turned to one of the most pursuing selling points by the developers.But in contrast,to both developers and constructors,there are blind realms in how to synergistically manage l.a.designing and construction.Using the method of site investigation and induction,this thesis analyzes the problems and reasons of the l.a.design and construction at this stage,and found that the root of many problems lies on the un-coordinated work between design and construction.In both design stage and construction stage,a bad teamwork of different specialties and different departments can finally lead to a result of deviating from the original design purpose and debasing the project qualities.After consulting lots of literature,based on the synergy theory and synergistic management,this thesis improve the design/construction management processes which will much coincide the l.a.typical character.In the case of M project,in part of l.a.design coordinated management,after studying the develop processes,this thesis proposes that l.a.design should be moved up to the planning stage so it can coordinate with architects and planner to reduce the handicaps in the early stage of the project.When designing the drawing review system,communication and coordination between each specialties are enhanced,each design manager is required to verify their drawings with relevant specialties to ensure all the drawings match each other well.Coordinated management is also improved in scheduling,design manager should put forward plans requiring others to cooperate with him.In part of design-construction coordinated management,aiming at the character and uncertainty of l.a.construction,the hard landscape construction coordinated path / planting construction coordinated path / plants qualities coordinated control path / design alternation coordinated management path is established to dynamically manage the whole construction processes,to rectify the deviation in time so the whole construction will be under control and always follows the original design purpose.
