Research On The Cost Management Of A Commercial Project In H Company

In this paper,combining with current situation of project development cost management in real estate industry and the achievements of historical research at home and abroad,put forward the problems of the present cost management,and take the actual situation of the cost management of a commercial project of H company(The following is called H project)as an example to carry out an empirical study.First,The contents of the cost management strategy and optimization measures dopted in the development of H project,its management effect,eficiencies found in post project evaluation and so on are introduced in detail.Then,by Earned value Management(EVM)and other advanced cost management idea and methods,this paper analyzed the cost management in the six stages of the project development,including the early decision phase,investment stage,planning and design phase,bidding stage,construction and construction stage,completion delivery and settlement phase?Finally,find out the key stages and influencing factors of the project development cost management by the System Accomdation and Development,and put forward improvement measures and effective implementation methods.This paper focuses on the study of cost management of the preparatory phase of the project.including the early decision stage,the investment stage,the planning and design stage and the bidding stage.The innovation point is to increase the impact of the investment stage work on the cost of the project development.Part of the research results of the paper has been practiced in other projects cost management and remarkable results have been achieved.I expect this article studies'achievemtent has a certain reference value for the cost management of the real estate project.
