Research On Dynamic Compilation And Application Of Modularized Price Indices For Residential Projects

With rapid development of housing industry in recent years,the housing cost data has multiplied geometrically,which makes residential cost control becoming more important in big data time.Rapid housing industrialization in our country has brought changes in housing price index structure.Housing price index reflects the varying level of production resource price and project cost in different time.As an essential tool for cost control,housing price index provides reference and decision-making support for each construction projects relevant.In recent years,provinces and cities in China gradually attach importance to the construction cost index compiling and publishing.But problems still exist,such as incomprehensive cost data collection,single price index,inadequate application of index,etc.Aiming at construct a housing price index system that comprises modular component price index and follows the trend of housing industrialization in China,the thesis adopt expert interview and questionnaire survey to compile the cost data collection standards.Based on weighted average method,the author compiles modular components price index.Bayesian method is applied to test the compiled index.An accurate detection is then conducted from the compiling process with perspective of price fluctuating.Framework and process of computer aided dynamic management is also studied.In the end,case study is conducted to analyze the application of housing price index in the decision-making stage,bidding stage,construction stage.This thesis provides reference for the improvement of the housing price index system and the compiling of modular price index.Besides,it also provides a different way of thinking for the diversification housing price index application.
