Research On Renewal And Reconstructive Mode Of Historical Residential Areas In Bengbu,under The Vision Of Stock Planning

With the continuous progress of urbanization,the "pie" type of development lead to urban land resources getting more bigger.And we find the stock portion of the city is rapidly surpassing the incremental portion.Revitalizing the stock and improving the efficiency of construction land were put forward in the 2014 national new urbanization planning and the 2015 central work conference.Therefore,how to revitalize the city’s land stock get much attention generally.As the main place of settlement and life of the residents,the old settlements with urban villages,shantytowns and old residential areas in the city occupies a large proportion of urban land.The 13 th Five-Year Plan also clearly put forward the task of promoting the renovation of Old Settlements.Through the Old Settlements renewal can effectively release the urban land,improve the land value.However,there are various problems in the Old Settlements areas of the city.It should be chosen the appropriate transformation model for the city.Based on the above background,this paper analyzes the current conditions of the central district of Bengbu City,summarizes the problems existing in Old Settlements renovation,and points out the necessity of it.Then,from the perspective of stock planning,the two main aspects of Old Settlements renovation are studied and rationally combined.Meanwhile,combined with the actual situation in Bengbu City,this paper chooses the ideal mode for the Old Settlements renovation of Bengbu City by using exclusive method,Analytic Hierarchy Process and Technique for Order Preference by Similarity to an Ideal Solution.It is concluded that the optimal model of urban villages and shantytowns is "government-led and comprehensive transformation",the optimal model of old residential areas is "government-led and comprehensive treatment" in Bengbu.Finally,taking the case of Bengshan area for example,combining with urban master planning and the specific circumstances of each plots,this paper summarizes the corresponding renovation model,puts forward the corresponding improvement suggestions,provide reference for Old Settlements renovation and other cities of the same level in the future.
