Research On Multi-Angle Planning Of Industrial Heritage In "Temporary Use"

Chinese urban development has gradually improved from the extensive expansion into the connotative expansion of the stock.The completion of the urban central zone and the upgrades of its environment have arisen the attention of the government,among which the industrial land is an important goal of transformation.The industrial building as the important material space carrier of social and economic development and the extension of cultural context,it is important for industrial heritage conservation and urban development to do the reasonable transformation and exploit a development model.Through the investigation,the writer found that there tended to have a special period,in other word,a "temporary use" period in the top-down management model of the industrial heritage transformation and reuse.When the land ownership issue is still in a vague stage and the economic strength of the development agencies is not enough to start the case,this unique practical model "temporary use" was born at the right moment.First of all,through the analysis of the classic cases of domestic and foreign industrial heritage transformation,the writer analyzes the special process of temporary use from these cases,and the relationship among the “social demand”,"heritage protection demand" and "investment feasibility" to find the most suitable developing model for industrial heritage transformation.Next,focusing on the No.1 machine tool plant in Tianjin,the essay will summarize its historical revolution,present condition and values,and then make clear the necessity of transformation and reuse.Finally,aiming at the No.1 machine tool plant and proposing three strategies of "repair","transformation and reuse" and "demolition and reconstruction",the essay will combine with the dynamic analysis of building a stock model FRAGSIM and analyze these different developing strategies.Through the analysis on the advantages and disadvantages of the different development strategies and the comparison on their resource consumption and environmental influence,people can select the best future development strategy.Combining the theoretical research with the concrete practice effectively,this paper will provide a reference for future relevant study.
