As an important component of China's market economy,the real estate industry has a certain role in promoting China's economic development.At the same time,the real estate industry is affected by the change of the market and the change of policy.This requires that the real estate enterprises have the awareness and ability to identify risks,reduce the risk and improve the income has become the main theme of the healthy and stable development of the real estate business.In the study found that the smooth,rapid and healthy development of the real estate enterprises must have the ability of scientific analysis and forecasting of project risk in each stage of the project,to make accurate predictions of the risk and possible influencing factors,change trend,advance to adopt effective measures to control the risk to a minimum,to improve the enterprise economic benefits.In this paper,the risk management of real estate project is studied,from the basic theory of risk research,the development of China's real estate and the current situation of China's real estate.The interpretation by the Shenyang Vanke Rotterdam project phase problems,to study the theories and methods of risk management in the project management as the basis,combined with the characteristics of the life cycle of real estate projects,the establishment of a risk management mode of the whole life cycle of real estate projects,forming the basic framework of the integrated model and real life cycle risk the management of real estate projects real estate life cycle risk management and operation,provides the feasible basis for the development of risk management and control of two of Shenyang Vanke Rotterdam project.This paper explores some specific methods to solve the real life risk management of real estate project,including market analysis,expert investigation,construction management and so on.According to the Shenyang Vanke Rotterdam project management practice,introduces the main contents of the risk management of real estate projects,combined with the specific method of real estate project management,elaborated the Shenyang Vanke Rotterdam two period in the preparatory stage,project construction and sales phase,project completion and delivery phase of the risk management method application process,application effect.On the frame,the real estate project risk management mode,and special method is researched and analyzed in detail.Finally,the paper summarizes the application methods and effects of the real estate project risk management.This paper provides an effective model for the risk management of real estate projects in the preparatory stage,project construction and sales phase,the project completion and delivery phase.The connotation of risk management in practice to enrich the real estate project preparation stage,construction stage,project sales and project completion of the delivery phase,the beneficial attempt and Exploration on the whole cycle of risk management of real estate projects,Shenyang Vanke in Rotterdam early two period of the preparation stage,construction stage,completion of the project and project sales the delivery stage of the risk management plays a decisive role in the positive.
