Research On Comprehensive Evaluation Of Existing Building Performance Reconstruction

Since the reform and opening up, China's construction industry and the existing buildings have been rapidly developed. But the problem comes, due to the improper use, natural aging, the higher standard, building performance of existing buildings can not satisfy the using demand of the People's daily life and study, the existing buildings need to be modified. On the other hand, the problem of energy consumption of existing buildings is becoming more and more serious, do not conform to the current economic development strategy, and requires a series of energy-saving renovation. Accurate and comprehensive assessment on the performance of existing buildings is not only an essential prerequisite for the reform,but also one of the ways in which evaluate transformation effect.This research summarizes the development and renovation of existing buildings in front of the domestic and foreign existing research status of evaluation of the architectural transformation, focusing on the analysis of existing problems in transformation and evaluation in the process of building renovation, as a starting point, combined with the engineering sociology, building performance evaluation theory, based on literature review and expert consultation on the initial construction of the existing building renovation of comprehensive performance evaluation index system. This system aims to comprehensively consider various factors of the structure of green building performance, green performance, health performance, and social performance, extends the past building evaluation from simple technical evaluation to comprehensive performance evaluation. At the same time, the research utilizes the rich knowledge and experience of experts, uses the Yaahp analysis software (AHP principle) to build a complete comprehensive evaluation system of existing building performance transformation by simple and efficient evaluation of index balance.Finally, this research applies and analyzes the actual case from two aspects of the same building different retrofit schemes and different building different retrofit schemes.Existing building performance comprehensive evaluation can not only be used as building performance assessment before modification, but also as design direction for modification. This paper uses the theory of valet engineering to comprehensively evaluate the modification scheme and effect. Providing comprehensive evaluation methods for the same building different retrofit schemes and different building different transformation scheme reform effect, and verifies the feasibility and practicability of the method used in this research.
