The one of the fundamental principle that the quality of construction engineering is the first, engineering quality has always been a hot issue of social concern.Since June 2014,China has launched the project of Engineering quality control.it upgrade construction project quality level, but there are still many problems in the field of quality of the engineering.Frequent quality problems results from the design defects, poor materials, poor management, vicious competition, resulting in leakage of housing, wall cracking, foundation settlement etc,seriously affect the normal use of housing. With the continuous improvement of people's rights awareness, residential quality problems caused by the complaint is also maintained at a higher value.Because of the contract terms of the king, the legal system constraints, complaint handling mechanism is not perfect and other factors, people's rights of way often encounter difficulties, the reasonable demands can not be guaranteed.In this paper, with the aid of the project actual case?This paper discusses the management of the housing project quality defect prevention and the treatment of the complaint.This paper consists of three parts.The first part is the prevention and control measures of quality defects. More of the complaints of the basement (roof) leakage, leakage, leakage and window size deviation and other defects are analyzed, put forward from the design, material, construction management and other aspects of targeted prevention measures, and the advantages of solving the housing industry quality defects were expounded. The development of industrialization prospects.The second part is the problems and suggestions for the improvement of the quality dispute. Through the project case, the complaint handling dispute process are analyzed, some problems are put forward in disputes including:King terms, the purchase contract legal system is not perfect, the lack of innovation and other means of mechanical processing. The root quality complaint is to strengthen maintenance and management after the launch, the problem timely digestion; on the quality of complaints has occurred, the government needs to improve the mechanism, accelerate the efficiency of the handling of complaints, and guarantee the legitimate rights and interests of people; at the same time proposed to regulate the engineering quality of the judicial identification, improve the maintenance efficiency of the fund after the warranty period of the proposal.The third part is the analysis of Lushang Ivy project quality control, all phases of project development mainly introduces the quality control measures, and carry out a series of activities, for the owners to participate in quality management, to further enhance the level of project quality, and closer relationship with the owners, to reduce the number of complaints and disputes.
