Research On Project Design Management Of Citic Real Estatae Development Of China

Design management plays an important role in the management of the real estate development, which runs through the process of the real estate development. It is directly related to the quality of the project and the brand competitiveness. Especially the focus of today's real estate development competition has gradually turned from original resources to the enterprise's comprehensive strength, which makes the design management play very important role in real estate development. Firstly, the research and design determines whether the products meet the demands of the local market or not,which means whether the products had competitiveness in the local market or not,and how much profit the enterprise can get. Secondly, the design decides the cost of the products. According to the related statistics, the original construction cost after the completion of the construction drawing design occupies more than 70%in the total investment of the project. Thus it can be seen that design determines the success of the real estate projects.Design management needs the enterprise superiority of the information,technology, talents, and resources to solve problems and maximize the quality,the cost control, the time control, and the profit of the projects. As well, it needs to provide a strategic and forward-looking assessment for the projects which the enterprise has not got yet and provide the basis of the enterprise decisions. The thesis aims to use the modern project management theory to analyze the development course and the present situation of design and management of the real estate enterprises in China. This thesis puts forward the establishment of the real estate enterprise's design management organization and shows the requirements of the senior management's personnel professional quality for design management. By analyzing the distribution and characteristics of the design management talents, the thesis defines the key notes in bidding management, contract management, quality management, and how to achieve fine management in the whole process of design management in planning, design,construction drawing. Through the LF case analysis, the thesis reveals the problems in personnel allocation, bidding, purchasing, quality management,contract management, and find the reasons which make the problems. The LF case analyses also provide a quotable sample which shows great reference value for colleagues who are engaged in project management research.In addition, the summary of the case study of CITIC LF real estate project design risk management provides advice and reference samples for the study of CITIC Real Estate Project Design and Management Risk Management Research for other real estate projects in China.
