Research On The Consumption Norm Of Monolithic Precast Housing Project

Thanks to the concern of and vigorous promotion by the government, monolithic precast building has grown rapidly in recent years. At present, monolithic precast projects are mostly government projects or self-used projects built by large enterprises which have the qualification for real estate development or construction based on the requirement of projects development and labour costs. These projects are rarely traded on the market after they are built. Based on this situation, Enterprises don't pay much attention to controlling of project cost. Monolithic precast projects are very difficult to adapt to market demand. In order to better promote the adaptation to market demand, it's imperative to formulate the consumption norm of monolithic precast housing projects. Based on the research on previous norms and investigation of the relevant enterprises, the paper introduces working-out method of consumption norm of monolithic precast housing projects in Jiangsu. Interview method, survey methods, comparative analysis, case analysis are applied to the paper. The paper is studied from the following aspects:Firstly, the paper analyzes the whole construction process of monolithic precast projects and its characteristics. Instead of incrasing of design standard, it is construction process reengineering (BPR). It has a great effect on construction system and cost system. As a result, the norm of monolithic precast housing project should be an independent system.Secondly, this study designs the framework of the norm of monolithic precast housing projects and briefly introduces its scope of applications and content.Thirdly, the valuation items of monolithic precast housing project can be divided into two parts: revised norm and new norm. The study determines the setup structure of the consumption norm.Fourthly, on the basis of determination of the setup structure, the consumption of the labour, materials and machines of pre-fabricated installation and node connect are determined.At last, the project duration of monolithic precast projects are studied. The setup structure and consumption adjustment method of technical measures are determined.
