Research On The Project Management Mode Of Our Housing Industry Based On Industry Chain Theory

As the only way for the development of housing industry modernization in Chin a, during the construction of affordable housing in the last few years, housing industr ialization has been the breakthrough point of many enterprises to promote the develo pment of housing industrialization. Despite of the successes have been gained, there still manifests many disadvantages. The main reason is resulted from the lack of a suitable management mode for China’s housing industrialization which leads to the hu ge gap between the benefits obtained with the target. In order to find an effective so lution, the article is discussed from the perspective of a third party project (project management), under the position of the owner (end-user) and the background of affor dable housing construction. The article is to illustrate the effective coordination of all parties and the strong integration of resources in the entire housing industrialization project, so as to maximize the overall benefit. Its main contents are as follows:1, the basic situation of housing industrialization development at home and abroa d, and the main concepts involved in this paper are presented. The article describes and analyzes the development of housing industrialization at home and abroad, and b riefly introduces characteristics of the development of housing industrialization in the developed countries, which can be referred to during the development of housing ind ustrialization in China. In addition, the domestic development has manifested the pro motion of current housing industrialization in China has been gradually expanding fro m several areas to the whole country.2, the characteristics of traditional housing industry chain in China is introduced, The article is to analyze the value chain from the two big players of residential ind ustry chain, real estate enterprises and construction companies, to identify their strateg ic value. through the research of the current housing industry chain, the article is tofi nd out the problems existing in China’s industrial chain at present.3, from the Angle of special project management project management model of common use at home and abroad, the comparative analysis of the article has carried out the management mode namely the BOT+Partnering model, which fits for the housing industrialization of affordable housing in China, carrying out project, the article also discusses the current relatively typical housing industrialization in BT tru st management model and points out the innovation and disadvantages, these analy sis provides the author with a valuable reference to find the suitable management m ode of affordable housing in China’s housing industrialization project4, the article studies the project management mode of housing industrialization, b ased on the industrial chain theory and the research project management in the broa d sense h o, therefore, it can be concluded that the mode BOT+Partnering model adapts to China’s the project management of current affordable housing, with referenc e to t the model, the industrial chain theory, the platform of factory production indus trialization, comprehensive information management based on core technology of BIM as a, and the housing industry value chain reconstruction, a user-centered comprehen sive highly connected republican industrial chain, with high efficiency, high added val ue can be built type the chain will maximizes the interests of the whole industrial chain and optimize their values respectively.5, Through one typical case to Further analysis and verification on the mode of development of housing industrialization which proposed by the author.6, the article summarizes the main research results, and the points which needs f urther.
