Research On Target Control Of High-rise Building Design And Implementation Process

With the continuous development of China's economy and the rapid growth of urban population, cities need sufficient housing for the influx of the residents.In 2009, for the construction of Dalian into the core city of Liaoning coastal economic zone, the government put forward the strategy of speeding up the urbanization, resulting in a steep increase in city population. It is the terrain of Dalian that restricts its unlimited expansion. Therefore, the high-rise building with great population density plays an important role in Dalian's urban construction under the situation of limited land resources.With the progress of material and social civilization, people place an increasingly high demand on their living environment. Although the high-rise building has obvious superiority over multistoried building such as convenient location, great air quality and visual environment, it still faces the problem of living comfort due to its characteristic of altitude. Meanwhile, because of the short history, short development cycle and insufficient experience of high-rise building, there is much room for its further development. Disparity in the development schedule of high-rise building among real estate developer with same background and same project design becomes increasingly evident. Problems of disorder, cost overrun and low efficiency frequently occurred, leading to great difference in construction effect. This paper uses the project of Coastal International Center as an example to analyze the problems occur during and after the construction of high buildings and discusses the implementation of the design process based on target control. By analyzing and assessing the problems inherent in the project implementation from the perspectives of the output design, cost control and node control, valuable reference will be provided for the design and management of high-rise building.
