Research On Planning And Construction Of The New-style Unit Community Based On The Perspective Of Low-carbon

Because of the rapid economic development, urban issues have been more and more serious, traffic, country’s energy security, threat of global climate change and other issues have attracted worldwide attention, thus, the development of low-carbon economy reach a common agreement by society. Low-carbon city is regarded as an important role in developing low-carbon economy as well as low-carbon urban space and low-carbon planning become the focus attention right now, thus urban planners should follow the low-carbon theory during their works. During this period of rapid suburbanization development, economic structure transformation and urban space reconstruction, this paper re-examines unit community construction on low-carbon level.This paper defines the characteristics of urban community which urban land use should suit for working and living for resident under the analysis of low-carbon theory. Chinese economic reform provided better dwelling environment, service facilities, however, it also brought suburbanization, absolute partition, post living dislocation, and participation apathy under the influence of urban sprawl. Modern community development needs to reflect such urban conditions which separating the place of work and life to think about the new mode for Chinese new community.By summarizing the problems of modern urban community development, this paper focuses on Unit Community which has deeply impact Chinese community before modern community pattern comes. Unit Community also called as "Family Yard" or "Unit Yard" is the basic unit of urban and social space during the period of planned economy. According to the analysis of formation, development and declining of unit community, as well as unit community as a feature of urban space organization, the inspiration from unit community plays an important role in low-carbon urban space development. Unit Community spatial development pattern could be a basic low-carbon developing pattern, especially on live close to office, mixed land use and pedestrian traffic, is advocated by low-carbon city planning, however, planned economic system is not suit for Chinese urban development and such Unit Community. This paper raised New Unit Community after analyzed unit community pattern and its superiority on urban space and shortage on modern urban market economy. Basically, new Unit Community is a community development pattern which advocates unit employment. Spatially, New Community Unit focused on two levels which are city and community. City level presented "Core to Periphery" circle pattern-around core unit, formed mixed residential and service facilities to form a multicenter urban space organization. Community level raised planning strategies on controlling the most comfortable community size, creating green traffic to build a "partition-block neighborhood" three residential land structures, "External-internal-non-motorized vehicles," three transportation system, "district level-block level-neighborhood-level" three public services structure, in order to decrease vehicle traffic and increase non-vehicle traffic and give basic facilities suit for mixed land use, also with a case study from Shenyang Architecture University. This paper argued effects of New Unit Community on social implementation in terms of social policy and management levels. New Unit Community mastered employee condition and since the lack of affordable housing, it is regarded as a supplement on construction and management of affordable housing by established employee information database, providing rental housing for workers and other measures to support our affordable housing policy.This paper raised a possible idea for construct low-carbon community, and gives a theory or an example for domestic future community development.
