Chinese real estate industry from generation to date, after 20 years of continuous development and changes, the development of social economy plays an irreplaceable role. In recent years, with the deepening of urbanization construction of social progress, countries and relevant departments to further improve the real estate industry to further the system, my Government for the development of small and medium company issued a series of preferential measures to support an increasing number of people have been attract investment into real estate development,especially the development of small and medium real estate business more rapidly.But with prices soaring again in recent years, and its development to some extent still affected by national macro-control policies, led to China’s small and medium enterprises in the real estate development gradually showing a mixed trend. The existence and the healthy development of small and medium sized real estate enterprises, the development of China’s real estate industry has played a very important role, to a certain extent, not only to promote the prosperity and development of China’s market economy, but also to stable development to the national economy and ensure the rapid. Real estate profits in the actual operation of the main determining the difference between sales revenue and costs by, when the company was unable to obtain more revenue by means of economic, scientific and effective control of the company then the costs will become obtain economic benefits another important way. So in this case, small and medium enterprises in order to obtain real estate development and a place in the real estate market, then we must further enhance their core competitiveness of the ways to reduce costs of more in-depth and comprehensive mining.This paper first introduces the paper on the content structure of the whole research background and significance, methods and research ideas as well as the content of the paper, put forward the research innovation, the cost of real estate companies in China constitute the connotation and the present situation were analyzed and summarized. Secondly, this paper introduces the features of the cost control ofreal estate companies and other related theory, including their connotation and characteristics, emphasize the real estate enterprises in the role of the cost control and the impact on the real estate enterprises. Then analyzed A real estate company profile and project introduction, on the basis of the analysis of the project cost control of A company, from the aspects of implementation plan and related cost is analyzed,further identification of A real estate company in the cost estimation problems, mainly from the decision-making, design and construction stage of cost control is analyzed,expound the effect of cost control. Finally, with A real estate company as an example,combined with the problems, based on the industry life cycle theory and the theory of value chain, cost control for its optimization related measures are put forward from three aspects, in order to achieve better operational performance, for the cost control as well as the further development of China’s real estate company to provide certain reference.In this paper, we study shows that the current economy, real estate enterprises,especially small and medium-sized real estate enterprises, strengthen the cost management work, to improve the enterprise core competitive ability; The accounting field can draw lessons from the whole life cycle cost theory of the introduction of small and medium real estate enterprise cost control, to improve the efficiency of the cost management; Real estate project cost control throughout, the project cost control through whole process control and good combination of enterprise management, cost control can be divided into three stages to strengthen cost control more targeted.
