| Basing on the development situation of the real estate industry, the investment efficiency of real estate listing Corporation was studied, aiming to investigate the factors which affect the investment efficiency of the real estate listing Corporations in China. Many scholars are concerned about the topic, and to solve these problems is of important significance for the optimization of investment decision and to improve the investment efficiency of the listing Corporations. In order to solve this problem, we must find out the influence factors and the influence mechanism of enterprise investment efficiency.By drawing on domestic and foreign literature about the research on enterprise efficiency evaluation and combining with the company’s investment theory, reasonable input and output indicators are selected to scientifically evaluate the investment efficiency of the listing Corporations with DEA model. Basing on that analysis, influencing factors of investment efficiency were getting a more comprehensive theoretical analysis from the two angles of both macroscopic and microscopic. We use listed real estate company’s financial data during 2012-2014 as the study sample, then use a panel regression model to gives an empirical test for the theoretical analysis of the proposed hypothesis of the research before, and the factors affecting the investment efficiency of the real estate listing Corporations are discussed. Finally advices are put forward to improve the investment efficiency of China’s real estate listing Corporations. |
