Recently,the real estate market has developed unprecedently due to the economic growth.China's economy has entered a "new normal",the slowdown in growth,the domestic real estate market is highly divided,the capital market ups and downs,the overall social economic operation risk increased significantly,but with China's economic growth slowed down,investment yields fell,the return on net assets has been significantly lower than the United States for two consecutive years.Therefore,in response to the country "going out" call,part of the funds invest overseas,you can win a higher income for the people,while alleviating the excess capacity of domestic profits is a good thing.The down of the economy in the future and the current domestic government regulation of the property market,real estate companies bear greater pressure and face more risks.Profit-oriented is a driving force,and foreign countries have more mature real estate market,the financial environment is stable,the financing advantages are obvious,in the RMB into the SDR currency basket,the RMB exchange rate is on the way of marketization,more companies want to reduce overseas exchange losses and increase sales through foreign investment.Economic globalization has become the trend of global economic development,and real estate companies are forced to seek new developments in a cramped market environment and strive to actively explore overseas markets.As high risky real estate market,it's really important to choose a right investment strategy when you invest in foreign market.This paper firstly introduces the research background,the significance of the topic in the introduction and research status at home and abroad.The second chapter makes an accurate definition of real estate and expounds the theory of real estate FDI.In the third chapter,this essay elaborates the present situation and the problems of foreign direct investment in China's real estate enterprises.The fourth chapter analyzes the factors that affect the foreign direct investment of real estate enterprises in China from internal and external factors.Chapter 5 raise Vanke Group and Greenland Group two real estate giants as a case,the essay interprets business development strategy of the two listed real estate companies.Finally,on the basis of the case analysis,the sixth chapter realizes the investment strategy suggestion for the other real estate enterprises in our country to go out in four aspects: location selection,entry mode,financing strategy and localization operation.
