The foundation and guiding of Real Estate,not only bring the convenience for the aspects of our lives,but also give opportunities for the development of related industries,and promote the development of the social economy.However,with the rapid development of the real estate industry in Inner Mongolia,resulting in overheating investment phenomenon,which led to high vacancy rate,poor quality and so on.There issues highlight the inefficiency of real estate investment,in order to solve the current existing problems of Inner Mongolia in the real estate market,we must improve the efficiency of their investment.Therefore,this article takes 12 city in Inner Mongolia as the object of the research,firstly,evaluating the investment efficiency of 12 city in Inner Mongolia,then using econometric model to depth analysis the factors,which affecting the investment efficiency of real estate.The innovation of the article: firstly,taking the city in Inner Mongolia as the research object,not only evaluating the efficiency of investment from the static level and dynamic level,but also studying the factors that affect the investment efficiency of real estate.Secondly,the static evaluation of existing literature on the investment efficiency was largely based on cross-sectional data,or comparing the three kind of efficiency index with the average of tabular data,analyzing the distributing of changes in the investment efficiency in different years.This article consists of six chapters: The first chapter describes the background,objectives,methods,principles,framework and content of this article,its focus is on the current domestic and foreign real estate investment efficiency study of literature collection,aggregation,classification,review,and to determine the content and innovation of this paper.The second chapter,taking a detailed overview of the concepts associated with the real estate investment efficiency.The third chapter,analyzing the development status of the real estate market in Inner Mongolia,to further determine the need of its investment efficiency.The fourth chapter,firstly,based on BCC-DEA model and super efficiency DEA model,evaluating the static investment efficiency of the real estate in Inner Mongolia;Secondly,based on DEA-Malmquist index method,evaluating the dynamic investment efficiency of the real estate in Inner Mongolia.The fifth chapter,based on Panel Data model,studying the factors that affect the investment efficiency of real estate in Inner Mongolia,and analyzing the impact of various factors.The sixth chapter,based on empirical findings,proposing the suggestions to enhance the investment efficiency of real estate,and describing the research insufficiency,protests further research.According to the basic conclusions drawn from the analysis include: firstly,the impact of the level of regional economic development for the real estate investment efficiency is not significant,the economic efficiency of the system depends not only on the level of development of labor and capital and other factors of production,but also on other microscopic conditions;Secondly,there is a big gap between the efficiency of real estate investment in Inner Mongolia;Thirdly,there is resource investment is too large in some cities in Inner Mongolia,there is resource investment is inadequate,forming the phenomenon of output deficiency;Fourthly,high-efficiency production can affect the efficiency of investment in the industry,the effective use of technology can also affect the efficiency of investment in the industry.Fifthly,there is technical inadequate investment and low management level in parts of Inner Mongolia,the overall efficiency of investment in some areas should be improved.Sixthly,the efficiency index,Technological Progress index and TFP index is not a consistent trend exists.Seventhly,2005-2014,the role of government support,GDP per capita and real estate investment efficiency there is a significant negative correlation;every people has a number of health institutions,real estate companies and real estate investment scale efficiency there is a positive correlation,but not significantly;there is a significant positive correlation between the level of industrialization and real estate investment efficiency.According to current problems put forward countermeasures: Firstly,improving monitoring system,bringing about comprehensive technology monitoring;secondly,take advantage effectively of favorable policies,accelerate inventory digestion;thirdly,broaden the financing channels,to avoid investment risks;fourthly,improve the quality of labor,accelerate the promotion of new technologies;fifthly,the correct view of economic development,emphasis on micro-environment conditions.
