Due to the large investment, the high risk and some other characteristics of real estate investment projects, the fully finance evaluation is essential in the initial investment period. A scientific and rational real estate financial evaluation of investment project will not only provide the basis for real estate investors, but also provide the relating industries of real estate investment projects an effective guarantee of evaluation. With the diversification of real estate investment management and the reform of financial accounting standards, the original financial evaluation system of real estate investment project has been lagging. So to avoid blind investment behavior and unnecessary risks, we should consider more variable factors about the real estate project financial evaluation.The purpose of this thesis combines both at home and abroad related real estate investment project financial evaluation of research status, through field investigation collection data and information, combines enterprise of various financial evaluation report, Using the method of quantitative analysis, qualitative analysis, real estate investment project financial evaluation of static analysis and dynamic analysis on company X’s real estate project to conduct a comprehensive scientific study on the systematic analysis of financial evaluation of investment in real estate projects, through analysis of existing real estate project finance evaluation system is not enough to improve the existing system of real estate investment projects, real estate financial evaluation of investment project of building a new system.In recent years, there are little studies about the quantitative research and the concrete date of financial evaluation in the field of real estate, especially the specific project case study. This dissertation devotes to the innovative study of quantitative research and financial evaluation of date analysis which according to the case of X company. According to the specific date analysis and the financial evaluation study of this case, it can draw a scientific and reasonable financial evaluation conclusion of project construction in real estate. Meanwhile, this dissertation also pays attention to the break-even analysis and sensitivity analysis of this case, which also stimulates the conclusion of NCF by Monte Carlo model. So, it can make the financial evaluation much more scientific and accurate, which can provide more credible reference frame for the decision of real estate investor. This dissertation aims to provide the reference form of project financial evaluation analysis in the field of real estate as well as much more theoretical innovation significance and practice guiding significance.
