Study On The Financial Evaluation Of The Baoli Haide Estate Project

In recent years, the real estate industry keeps growing, and even it becomes a pillar industry in China. On the other hand, the real estate projects are capital-intensive, which take up large amount of money, need a long construction period and a complicated construction process. All these characteristics determine that the real estate development projects are with the high financial risk. As a result, the financial evaluation about the real estate project will play an important role, it largely determines whether the project is worth the investment. What’s more, it will provide an accurate description about the real estate development project quality, as well as its future to make the improvement direction. Based on the existing research results at home and abroad, this paper make an improve on the present financial evaluation system. In order to build corresponding financial evaluation system about the real estate development project, this paper take Ji’nan Baoli Haide Mansion project as the specific case examples.First of all, the paper summarized the studies, in the view of the domestic and foreign scholars. Most of the financial evaluation system is difficult to obtain or quantitative description, which mostly descript the project from the profit ability, debt paying ability and resist risk ability three respects. Coupled with the current financial index calculation and comprehensive financial evaluation function are still mostly limited to simple linear weight or ratio, it affects the various financial indicators organic combination among, and it is unable to make a comprehensive, accurate project financial evaluation. Based on the index evaluation system, we hand the work through the" entropy" which gives each financial index weight, and through the "fuzzy matter element method" which determines the quality level of each index. By this way, we can make a comprehensive evaluation conclusion on this project, and the conclusion will be more scientific.Secondly, make an analysis method about how to construct the financial evaluation system. The project financial evaluation is according to the project relevant financial information on project input and output analysis, it mainly analyzes about profitability, debt paying ability, the ability to resist risks. The traditional financial evaluation system failed to take the special nature of the real estate project into account, and to the real estate project financial evaluation. Therefore, in order to establish a comprehensive evaluation of the financial system, we make a use of "entropy" and "fuzzy matter-element" methods. With the organic combination of different financial indexes, we can get a comprehensive project financial evaluation conclusion.Thirdly, this paper take Ji’nan Baoli Haide Mansion project as the specific case examples, and make a financial evaluation of the project. First of all, make an analysis about the basic situation, market environment and the competitiveness of the project, and extract the core competitiveness of the project. Then, the financial analysis was conducted in four aspects:estimating of the financial data, analysis of the financial benefit, financial analysis, analysis of the uncertainty. And make an analysis on the project profitability, debt paying ability, the ability to resist risks.Finally, the paper makes a summary of the Baoli Haide Mansion project on its financial evaluation, that the project behaves well on the profit ability, and there is a certain risk of debt and the ability to resist risks. On the other hand, to resist the risk of the project, enhancing the ability to resist financial risks and improving the project profitability are very important.
