The uniform registration of real estate is conducive to find out a country’s the real situation stabilize housing prices and assist tax. So it will be the common goal for various administrative departments to promote the work of real estate registration actively.The Registration modes that are commonly used internationally are Rights registration, registration of deeds and Torrens registration. The difference between these three kinds of system is that right registration and registration of deeds use the system of register effectiveness and the Torrens registration use the mode of Registration confrontation. The difference between right registration and Torrens registration is that Torrens will send the Registration certificate. In this paper by selecting several typical countries in three major real estate registration mode, we get several major factors that may influence real estate registration mode by Spatial analysing, historical researching and cross comparing.The factors are the influence of neighboring countries, the Influence of colonial background and the Influence of legal system background. On this basis this article had a research on the historical evolution of China’s real estate registration system with the development of the current registration system and we can reach the following conclusion: the Torrens system is the most suitable for China’s national conditions.The development of domestic real estate registration has experienced the course from the unified registration to disperse register and then to the unified registration. The mode of domestic real estate has experienced the course from registration confrontation to register effectiveness and then to the both mode. At present, the unified registration of real estate in China has some problems such as large difference in development, unblanced development betweet the east and the west and great local resistance. In order to ensure the smooth progress of the unified registration in the whole country, we need to strengthen effective management and supervision of these lagging areas.There are some points to strengthen the construction of the domestic real estate registration system. First of all the registration content needs to be enriched and improved.Second the register effectiveness and registration confrontation need to be determined in the legal provisions. Third the cooperation and exchanges between the housing sector and the land sector also need to strengthen.Fourth the access standards of registration staff need to be clear.Fifth the electronic registration books is an inevitabletrend,we need to develop the carrier with high safety for easy storage.The last the public inquiry system takes the house or the ground as the search object to protect the privacy of individuals, we also can take human as the search object to work with the judicial organs.The richness of the registration of real estate, online registration process, electronic registration information and certificate and the perfection of the supporting system all can be considered in the future development of real estate registration. Only by constantly optimizing for real estate registration system, it can play a better role.
