For a long time,our country adopts distributed registration model and system to manage real estate registration,which lead to many problems,such as conflicts over the real estate registration rights,inefficiency of real estate registration,incomplete system of real estate property rights,multi-source heterogeneous data,and difficult to sharing,and different level of the registration information construction,etc.These problems seriously restrict our country to comprehensively and effectively master the situation of real estate and manage the real estate.In the background of that China comprehensively promotes the unified registration of real estate,based on the principle of "four reunification," the registration authority,registration books,registration rules and information platform,the connotation for the unified registration of real estate is discussed,real estate unit division method and real estate property rights system built is studied,registration model and the process which suitable for the situation of our country is established,multi-source heterogeneous data integration and concurrent is focused researched.Based on the above research results,unified real estate registration platform is developed and application in many city,which provide technical support for the development of real estate registration management.This paper technology roadmap is included three parts,those are theoretical approach about real estate registration,key technology about real estate registration and the development and application of real estate registration platform.The details are as follows:(1)From the perspective of geography,land resource management subjects,the connotation of real estate and unified real estate registration is studied,the real estate registration agency jurisdiction is summarized,the content and features of the real property register is analyzed,and the theory and technology system of unified real estate registration is discussed,which provide theoretical basis for key technology of unified real estate registration.(2)The constructing method of real estate units is studied for unified real estate registration,the land registration unit,the housing and land registration unit,land and forestry registration units,structures and sea area registration unit and other unit are established,the logical relationship between the traditional real estate unit and the five units is analyzed.For the real estate registration units,the space characteristics and divided basis is analyzed,breakthrough the problem of spatial and attribute integrate management,and difficult to division and combination housing and land registration unit,a two dimensional organization model of housing and land unite is proposed which provide key technology for unified real estate registration.(3)According to the situation that lack of systematic,comprehensive laws and regulations for structure,management,and registration of real estate right,by analyzing real estate property rights related laws and regulations,a real estate right system was built,with overall content,detailed type,and reasonable structure.Then,the process of unified real estate registration is teased and found,which provide theoretical basis for registration rules unified.(4)According to the multi-source heterogeneous characteristic of real registration data,a method for real estate registration data integration based on ontology is proposed,and formal express of domain ontology,method of ontology construction,method of ontology mapping is researched,then establishing registration data integration flow that composed by ontology construction,data pretreatment,ontology mapping,data integration,the method of matching house property and land registration data is mainly discussed which based on synergy.A case study of house property and land registration data integration in Xu Zhou for testing the method,the result show that the method can satisfy the requirement of unified real estate registration,and provide data basis for unified real estate registration.(5)According to requirement of real estate registration data collection by county,city,province,country,the four-level framework of real estate registration data concurrent is designed,The data collection method and process of the existing and real-time real estate registration data is developed,based on the study result,the real estate registration data collection tool is developed,which realizes to submit the existing and real-time real estate registration data of the Xuzhou city new district to the national real estate registration database.It is a beneficial exploration for our country real estate registration data concurrent standard and content establishment.(6)Based on the above key technologies,the business and process model of the unified real estate registration information platform is built,the model series audit,parallel audit,unified audit of real estate registration is putted forward,the information platform of unified real estate registration has been developed,which is successfully applied in Xuzhou City,and the first real estate right certificate was awarded in the china,this results promote the development of China's real estate registration to make a career important contribution.
