Therefore, the housing since ancient times is that any Chinese society attaches great importance to the problem Since the reform and opening up, with the development of housing commercialization, the government, property buyers, Real Estate Company and banks for individual housing loans, personal housing loans quickly become the most important financing mode of real estate industry, the domestic commercial banks personal housing loan business also achieved a leap forward development, and further promote the real estate market boom and development. By the end of 2014, the balance of Agricultural Bank of China’s personal housing loans has reached 1.55 trillion yuan, an increase of 258700000000 yuan in the year, the growth rate reached 20%, showing strong vitality of individual housing loans. However, with China’s economy into the new normal, the economic growth rate down, the real estate market has entered a period of risk, to the end of 2014, China’s Agricultural Bank personal housing loans have reached 4980000000 yuan, an increase of 1193000000 yuan, Non-performing loans increased by 0.03 percentage points over the previous year, individual housing loan business can not be simply regarded as the lowest risk of bank credit, and the risk of individual housing loans will continue to increase with the real estate market. Therefore, the study of the risk management of individual housing loans is very valuable.Therefore, this paper uses the system analysis method, according to the proposed problem-finding problem-solving the problem-solving the problem, the comprehensive literature, theory, model, case, the theory with practice, select the Z of Agricultural Bank of the study, and the overall situation of the study, and finally form a paper.This paper is divided into four parts. This is a part of the theory with the actual qualitative analysis, which is the way to solve the problem. Third, this paper makes an empirical research on the credit risk of individual housing credit risk in Agricultural Bank of China. This paper expounds the introduction, establishment, evaluation and application of Logistic model, and makes a comprehensive calculation of the factors affecting the risk of individual housing loans, and the six key factors are screened out. This is a part of the quantitative analysis of the theory, which provides a theoretical basis for the prevention of credit risk. Finally, the Z branch of the Agricultural Bank of individual housing loan risk measures, in front of theoretical support, work practice, case analysis, empirical research, based on the existing problems from the establishment and improvement of the borrower’s credit risk prevention and control system, real estate developers risk prevention and control system, the risk prevention mechanism, the bank management system, such as four aspects of the corresponding countermeasures. This is part of the solution to the practical problems, but also the conclusion of the paper.This article uses the literature analysis method, system analysis method, empirical research method and case analysis method combining method, to ABC, Z points with behavior, has conducted the thorough research on the risk management of individual housing loans is proposed for and practical feasible risk prevention measures, for the stable operation of the Agricultural Bank of China branch in Z has a strong practical and guiding significance, not only conducive to the sustained and healthy development of Z City real estate and, by extension, for the sustainable and healthy development of the entire real estate industry and the financial industry has important reference and reference.
