The Research About A New Bidding System Of Real Estate Enterprise Building Engineering

This article is based on the “The Decision of the CPC Central Committee on Several Important Issues of Comprehensively Deepening Reform”, as well as the current government proposed “curb the power of bureaucrats, rein in government spending” of the executive management ideas; combined with my years in real estate companies engaged in construction procurement lessons learned, as well as experience feelings obtained from real estate companies bidding in working with various regions’ visible architectural market. All of the above led me thinking about construction of new bidding system of real estate enterprise building engineering. Firstly, by our construction project bidding origin and development, the visible architectural market and real estate background, summarizes the origins and development, carding, analysis of the current real estate enterprise construction project bidding mode and the visible architectural market existing operational management mode the problems were summarized, analyzed, and then proposed to build new real estate construction business bidding system. The new bidding system, namely: the establishment of the new procurement platform for the real estate business by means of information, this platform consists of the visible architectural market to establish a leading real estate companies, suppliers, etc to assist in promoting the establishment. Through the following initiatives to promote the new procurement platform to solve various of current issues of the real estate business and the visible architectural market, from the new procurement system: expanding the real estate business supplier sources, introducing of market competition mechanism; building a nationwide evaluation experts Repository, making full use of the evaluation expert resources; further and regulated use of Bill of Quantities; the introduction of third-party Internet financial guarantee companies, the tender deposit system reform; the establishment of the Electronic Bidding System; simplified tender documents and contract supervision of the original model; simplify and standardize the behavior of bidding agency.
