Abstract/Summary:
Risk management has gone through a long process from concept presentation to theoretical system improvement and then to practical application.With the continuous refinement of social division of labor,the complexity of social production and life,and the deepening of people’s understanding of incidental risks such as natural disasters,the maturity of risk management research has been constantly improved.At present,all walks of life are promoting the effective integration of risk management and industry development,trying to improve the possibility of achieving business objectives through effective risk management,reduce the uncertainty of the occurrence of risk events,and reduce or even eliminate the negative impact of risk events.Real estate development and investment always face huge risks due to huge capital occupation,long development and investment cycle,complex influencing factors,fierce competition and other uncertain factors.Therefore,many experts and scholars have studied the risks of real estate development and investment.The realization of the development,investment and operation goals of real estate companies requires the company to carry out effective risk identification and evaluation,scientific risk measurement and analysis,and systematic and feasible risk response and control on the whole process and all elements involved in the real estate development and investment.In our country under the background of the housing system reform,real estate development investment in after a long period of market development,increasing competition,market risks,real estate enterprises as the principal part of the real estate market in to achieve good operation and development,will need to pay great attention to own risk management effectively.At present,China’s real estate market has gradually become mature,real estate development and investment enterprises through the establishment of a sound organizational structure and complete management system to win the market.However,a real estate development company like DZ company established under a special background is unable to establish an effective risk management mechanism or effectively deal with risk events in real estate development and investment due to its lack of risk awareness,unreasonable organizational structure and inadequate staffing.Once the occurrence of risk events,the company will be unable to eliminate the negative impact and unbearable losses,resulting in the partial development investment can not be promoted normally,or the company’s overall development investment will be stagnant,or even the company can not get out of the dilemma and can not operate normally.The research of comprehensive risk management theory shows that the important significance of risk management lies not only in the prediction of risks,but also in the scientific analysis and reasonable identification,putting forward scientific coping strategies and measures,and preventing and defusing risks through practical risk management actions.Effective risk management can not only reduce the possibility of the occurrence of uncertain events,reduce unnecessary losses,reduce costs and increase profits,but also scientifically and rationally respond to and effectively deal with the risk events that have already occurred,so as to completely dissolve the risk events,reduce the risk losses and finally get out of the risk dilemma.Based on the research and utilization of traditional risk management theory,this paper attempts to carry out risk research by collecting and sorting out the traditional risk management literature and case analysis,using macro analysis,meso analysis and micro analysis.Combined with the real estate development market participants in Zigong City,such as real estate development and investment enterprises,intermediaries,consumers,etc.,the real estate market in Zigong City was investigated.Based on the analysis of the macro environment and the full investigation of the local market,based on the analysis of the development path and the current situation of the company management of DZ company,through risk exploration,risk analysis and risk assessment,this paper analyzes in-depth the competitive risk,liquidity risk,policy risk and legal risk faced by the real estate development and investment of DZ company,and uses the risk management theory to analyze the causes of the risk.According to the risk characteristics of DZ company,we try to find the possible solutions to the current risk events,try to help DZ company effectively resolve the current risk crisis,get out of the risk dilemma caused by the lack of risk management,and strive to achieve sustainable and healthy development on the basis of getting rid of the difficulties.At the same time,I hope to make theoretical application and practical supplement to the risk management of real estate development and investment.
