In the process of urbanization in our country, the density of urban population increases, the housing is in shortage. Under the condition of unlimited technology and scarce land resources, since the 90 s, our country raised a hot wave of high-rise residential construction, after a few years, high-rise residential has become the main form. The high-rise residential pattern has solved the housing problems of the large population in the early, but with the passage of time, The living environment of comfort and security is falling, high income people began to flee, the bottom of the people gathered themselves together, and will produce a series of problems. Therefore, degradation risk research of high-rise residential community is of great significance.The paper puts forward the concept of degradation of high-rise residential community. At first, it analyzes the basic situation of high-rise residential community, including composition and function of the structure, the main equipments,the decoration, residents managers of community. On the basis to analyze the degradation of high-rise residential communities, the problems existing in the high-rise residential community, the path of the degradation, and degradation of the four dynamic mechanism which are analyzed. Then several high-rise residential communities have been carried on the research of Chongqing to identify the factors which influence the degradation of high-rise residential community. Then the degradation risk assessment high-rise residential community is done. Through the establishment of evaluation index system, using the analytic hierarchy process(ahp) to determine weights for the fuzzy comprehensive evaluation and application of high-rise residential community. At last, giving high-rise residential community degradation risk response to different levels of degradation choose different strategies.The method adopted is mainly literature analysis and empirical research. Take the literature analysis method to analyze the high-rise residential community degradation and factors identification. With the methods of field research, taking Chongqing as an example, The Chongqing Spring Road Community, New Conception Community, Courtyard House, Open Source Community, Shanghai Oriental Garden as the research object, through the questionnaire survey, high-rise residential community interviews, expert consultation and other means of understanding of the relevant information, collecting and analyzing related information and data.Through the study, the measures to prevent and control of the degradation high-rise residential community are obtained. Pre control, process control and feedback control should be taken. Pre control is that it need to strengthen the management and control in the planning, design, construction stage, which reasonable planning, improving the design and construction quality should be done; Process control refers to the management of the important influence factors of high-rise residential community degradation of elevator, property management services, fire protection, and taking measures to deal with according to the characteristics of each district is different; feedback control is considering the demolition and reconstruction or renovation in the extreme deterioration of the situation, the renovation is considered from the material level and the non-material aspects, the security strategy of update requires specialized agencies, construction of laws and regulations, financial security.
